Looking to Buy a Home or Property in Vancouver?
Buying a home is one of the biggest investments you'll make, and who you work with has a direct impact on the process and the outcome. My focus is understanding exactly what you're looking for, so you can move quickly and confidently the moment the right property comes along.
Get Ahead of the Market
Most buyers are searching the same public listings as everyone else, seeing a property the same day it hits MLS, often after other buyers have already booked a showing. I set my clients up with a personalized search that flags matching properties as soon as they're entered into the system, before they're publicly available. You'll see it first, and you'll have time to act before the market catches up.
Please Provide Your Buying Criteria Here:
Steps of The Home Buying Process
1) Pre-approval
Before you start touring homes, get pre-approved for a mortgage. A lender will look at your income, credit, and savings to tell you exactly what you can afford. This gives you a clear budget to search within and shows sellers you're a serious, qualified buyer.
2) Home search
With your budget set, we narrow down neighbourhoods and property types that fit your lifestyle and priorities. I'll set you up with listing alerts, including early access to new properties before they hit the public MLS, so you never miss a good fit.
5) Close the deal
In the final stretch, you'll finalize your mortgage, complete inspections, and sign the closing paperwork. I'll keep every deadline on track through this stage so nothing slips, ending with the keys to your new home in hand.
3) View properties
Photos only tell part of the story. We'll tour homes in person so you can get a true feel for layout, condition, and neighbourhood. I'll walk through what to look for and flag anything worth a closer look before you commit.
4) Make an offer
Once you've found the one, we put together an offer with terms that protect your interests and position you well against other buyers. I'll guide the negotiation with the seller so you land on price and conditions that work for you.
What Buying Your First Home Actually Looks Like
Buying a home isn't one big decision, it's a series of smaller ones, and knowing what's coming next makes all the difference.
It starts with financing. Before you even look at properties, getting pre-approved tells you what you can actually afford and shows sellers you're a serious buyer. From there, we build your search around what matters most to you, location, size, budget, and refine it as you see more of what's actually available. You might be surprised by the opportunities the market offers currently.
Once we find the right property, I'll help you put together an offer that reflects both the market and your position as a buyer, and negotiate on your behalf to get you the best possible terms. After your offer is accepted, we move into inspections and financing conditions, making sure there are no surprises before you're locked in.
Finally, closing day, the paperwork, the walkthrough, and getting the keys in your hand. I'm with you at every one of these stages, so nothing catches you off guard.
